Please read these terms carefully before using BravoHomesUK. By accessing the platform, you agree to be bound by these terms.

1 Definitions

"Platform" — the BravoHomesUK website and applications, owned and operated by BravoHomesUK Limited.

"User" — any individual or entity that accesses the Platform.

"Landlord" — a User who lists properties for rental or sale.

"Tenant" — a User who inquires about, applies for, or rents a property through the Platform.

"Vendor" — a service provider offering maintenance, repairs, or property management services.

"Property" — any real estate listed on the Platform.

"Content" — all text, images, videos, descriptions, and information uploaded by Users.

"Services" — listing, search, communication, payment processing, maintenance request, and related services offered by BravoHomesUK.

2 User Agreements
For All Users
  • You must be at least 18 years of age or the legal age of majority in your jurisdiction
  • You warrant that all information provided is true, accurate, and complete
  • You have the legal capacity to enter into binding contracts
  • You will not use the Platform for any illegal or unauthorised purpose
  • You agree to comply with all applicable laws, including UK law
For Landlords & Property Owners
  • You own or have the right to list the properties on the Platform
  • All property information, descriptions, and images are accurate and lawful
  • You hold all necessary permits and licences for the properties listed
  • You comply with the Landlord and Tenant Act and local housing regulations
  • You are responsible for all communication and agreements with tenants
  • You will not discriminate on the basis of protected characteristics
For Tenants & Inquirers
  • You provide accurate contact and identification information
  • You use the Platform only for legitimate property search and rental purposes
  • You will not submit false applications or impersonate others
  • You comply with direct agreements made with property owners
For Vendors & Service Providers
  • You hold all necessary licences and certifications for your services
  • You maintain appropriate insurance coverage
  • You comply with industry standards and safety regulations
  • You provide professional, timely service to all clients
  • You maintain confidentiality of client information
3 Account Registration & Security
Registration Requirements
  • Provide a valid email address and mobile number
  • Create a unique, secure password
  • Provide accurate personal information
  • Complete email and SMS verification
  • Provide identity verification as required by law
Account Security
  • You are responsible for maintaining the confidentiality of your account credentials
  • You are responsible for all activities under your account
  • Notify BravoHomesUK immediately of unauthorised access or security breaches
  • Do not share your password or permit others to access your account
  • Log out of public computers and devices after use
Account Termination

BravoHomesUK reserves the right to suspend or terminate accounts that:

  • Violate these Terms & Conditions
  • Engage in fraudulent or illegal activity
  • Harass or harm other users
  • Are inactive for more than 12 months (warning provided)
  • Provide false or misleading information
4 User Responsibilities & Prohibited Conduct

Users shall not:

  • Upload illegal, infringing, or defamatory content
  • Harass, threaten, abuse, or disparage any individual or group
  • Engage in fraud, scams, or misrepresentation
  • Attempt to gain unauthorised access to the Platform
  • Use automated systems or bots to scrape data from the Platform
  • Bypass payment requirements or manipulate fee structures
  • Conduct business outside the Platform to avoid fees
  • Collect or process personal data without consent
  • Discriminate based on protected characteristics (race, religion, gender, disability, etc.)
  • Advertise competing services or products within BravoHomesUK
  • Create duplicate accounts to circumvent restrictions
  • Share graphic, violent, or sexually explicit content
Consequences of Violation

BravoHomesUK may, at its discretion:

  • Remove offending content
  • Issue warnings or temporary suspension
  • Permanently terminate the account
  • Report illegal activity to authorities
  • Pursue legal action for damages
5 Property Listings & Descriptions
Listing Requirements
  • Provide accurate, current property information
  • Include all relevant details (bedrooms, bathrooms, square footage, amenities)
  • Upload clear, recent photos — no misleading images
  • Disclose all known property defects or issues
  • Specify location accurately (correct county, ward, GPS coordinates)
  • List accurate rental or sale price with all applicable fees disclosed
  • Clearly state availability status
BravoHomesUK Reserves the Right To
  • Remove listings that violate these terms
  • Delist properties that no longer meet platform standards
  • Verify property ownership or rental authorisation
  • Request supporting documentation
  • Suspend listings during investigation of complaints
Liability

BravoHomesUK is not responsible for disputes regarding property condition, title, or tenancy agreements between landlords and tenants. These matters are between the parties involved.

6 Payments & Fees
Subscription & Listing Fees
  • Subscription fees are charged monthly or annually as selected at checkout
  • All prices are in British Pounds Sterling (£ GBP) inclusive of VAT where applicable
  • Listing fees for each property are disclosed before payment
  • Featured listing upgrades are optional and clearly priced
  • Fees are non-refundable except as required by law (see cooling-off rights below)
Payment Methods
  • Card payments (Visa, Mastercard, American Express) via Stripe
  • Bank transfer and direct debit accepted for annual plans
  • Payments processed through secure, PCI-DSS compliant gateways
  • Duplicate payments should be reported within 7 days
14-Day Statutory Cooling-Off Period

Your statutory right: Under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013, you have a right to cancel any digital service subscription within 14 days of purchase without giving any reason. To exercise this right, notify us in writing at info@bravohomesuk.com within 14 calendar days and mark the message for billing. Refunds are processed within 14 days of receiving your cancellation notice.

Exception: If you have expressly requested that performance begin immediately and the service has been fully performed, you lose the right to cancel under Regulation 36(1).

Refund Policy
  • Subscriptions cancelled within the 14-day cooling-off window: full refund
  • Cancellations after 14 days: access continues until end of billing period; no pro-rata refunds unless required by law
  • Listing fees are non-refundable once a property is live
  • Refunds processed within 14 days to original payment method
  • No refund for account termination due to breach of these Terms
Maintenance Service Payments
  • Tenants request maintenance; landlord approves and pays vendor
  • Payment obligations remain between the relevant parties even where platform payment rails are enabled
  • Where configured, BravoHomesUK may facilitate payment workflows through regulated third-party processors such as Stripe or GoCardless
  • BravoHomesUK does not hold client money and is not the merchant of record for rent or maintenance funds unless expressly stated otherwise
7 Maintenance Services & Warranty Disclaimers
Maintenance Request System
  • Allows tenants to request property repairs and maintenance
  • Landlord reviews, approves, assigns to vendor, or declines requests
  • Timeline for response and completion at landlord's discretion
  • BravoHomesUK does not provide or guarantee maintenance services
Vendor Responsibility
  • Vendors are independent contractors, not BravoHomesUK employees
  • BravoHomesUK does not guarantee vendor quality or licensing
  • Landlord is responsible for vetting and approving vendors
  • Payment and service terms are between landlord and vendor
Cost Tracking
  • BravoHomesUK provides tools to track maintenance costs
  • Cost records are for informational purposes only
  • Accuracy of cost records is the user's responsibility
8 Limitation of Liability
As-Is Service

The BravoHomesUK Platform is provided "AS-IS" without warranties of any kind, express or implied. BravoHomesUK makes no warranty regarding:

  • Accuracy or completeness of information
  • Uninterrupted access or service availability
  • Fitness for a particular purpose
  • Compatibility with third-party services
  • Security of data or transactions
Limitation of Damages

To the maximum extent permitted by law, BravoHomesUK shall not be liable for:

  • Loss of revenue, profits, or business opportunity
  • Loss of data, backups, or information
  • Consequential, indirect, or punitive damages
  • Third-party conduct or content
  • Any damages exceeding the fees paid in the last 12 months
User Liability

Users are fully liable for:

  • All content uploaded (text, images, videos)
  • Breach of these Terms & Conditions
  • Violation of third-party rights
  • Harassment or harm to other users
  • Misuse of the Platform
9 Dispute Resolution

Any dispute arising from these Terms or use of the Platform shall be governed by and construed in accordance with the laws of England and Wales.

Resolution Process
  1. Negotiation (14 days): Parties attempt to resolve in good faith
  2. Mediation (30 days): If unresolved, submit to a neutral mediator
  3. Arbitration: If mediation fails, binding arbitration under the Arbitration Act 1996
    • Venue: London, United Kingdom
    • Arbitrator: Single arbitrator selected per UNCITRAL rules
    • Costs: Each party bears own costs unless arbitrator rules otherwise
    • Confidentiality: All proceedings confidential

Exceptions: BravoHomesUK may seek injunctive relief in court for intellectual property violations or account security breaches.

10 Modifications to Terms

BravoHomesUK reserves the right to modify these Terms at any time. Changes will be effective immediately upon posting to the Platform. Continued use of the Platform after modifications indicates acceptance of the new terms.

Users will be notified of material changes via email at least 30 days in advance. Users who do not accept modified terms should discontinue using the Platform.

11 Consumer Rights Act 2015 & Digital Content

BravoHomesUK provides digital content services within the meaning of the Consumer Rights Act 2015. As a consumer, you are entitled to digital content that:

  • Is of satisfactory quality — free from defects and reasonably fit for purpose
  • Is fit for a particular purpose — as described on the platform
  • Matches its description — features and functionality as advertised

If our digital service fails to meet these standards, you may be entitled to a remedy. Please contact info@bravohomesuk.com.

Governing Law

These Terms are governed by and construed in accordance with the laws of England and Wales. Disputes not resolved by negotiation or mediation shall be subject to the exclusive jurisdiction of the courts of England and Wales.

Alternative Dispute Resolution

Before pursuing court action, we encourage resolution through a recognised UK Alternative Dispute Resolution (ADR) provider. This does not affect your statutory rights.
